Stamp Duty calculator 2026 for England and Wales

When buying property in the UK, you must pay a purchase tax, commonly called "stamp duty." It is known as Stamp Duty Land Tax (SDLT) in England and Land Transaction Tax (LTT) in Wales.

  • It's trusted, quick and always up to date. We review the rates behind this calculator whenever HMRC or the Welsh Revenue Authority make a change, so you're working from up-to-date figures.

  • For a home mover buying a main residence in England, it's £5,000. For a first-time buyer, it's £0, since £300,000 falls within the first-time buyer nil-rate band. In Wales, Land Transaction Tax on the same purchase would be £4,500, and there's no first-time buyer relief.

  • In England and Northern Ireland, first-time buyers pay no SDLT on the first £300,000 of a property costing £500,000 or less, and 5% on the portion between £300,001 and £500,000. Above £500,000, standard rates apply with no relief. Wales has no first-time buyer relief, though its higher general nil-rate band of £225,000 softens the difference.

  • They do the same job but aren't the same tax. LTT replaced Stamp Duty Land Tax in Wales in April 2018 and is administered by the Welsh Revenue Authority rather than HMRC, with its own rates, bands, and rules.
