First-time buyer FAQs

  • Put simply, conveyancing is the legal process of transferring ownership from the seller to you. Beginning when you instruct and ending when you’re registered as the new owner.

  • The process typically takes anywhere from 8 to 12 weeks. Though this can vary depending on your unique circumstances, it could be shorter or take longer.

  • You won’t need to pay stamp duty if your purchase price is below £300,000. For properties between £300,000 and £500,000, you'll pay 5% on the portion above £300,000. If the purchase price is above £500,000, standard rates will apply.

  • Most lenders require at least 5-10% of the property's value. On a £300,000 home, that's £15,000-£30,000. Getting a larger deposit can help you secure better mortgage rates and increase your chances of mortgage approval.
