Our founder and CEO, Bruce Griffin, joined host David Opie on the Today's Conveyancer Podcast, one of the most respected voices in residential property, to chat about the state of the industry, and what it'll take to evolve it for both lawyers and clients.

No law degree. Just a better idea.

Bruce didn't arrive in conveyancing via a law degree or a career in property law. He arrived with 25 years in technology, building data-driven products and helping large organisations use property data to create better experiences for their clients. He understood systems and processes. What he didn't expect was just how far short the conveyancing industry fell.

Two of his own property transactions changed everything. First a residential purchase, then a commercial one. Both were frustrating and full of uncertainty. As someone who had spent his career making complex processes simpler and more transparent, he found it hard to accept that buying a home had to be this difficult.

So, drawing on his background in tech and property data, he decided to fix it.

“I thought very naïvely we could come in, create a great experience, and nothing could touch that.”

It turned out to be more complex than that, but the belief behind it hasn't changed. Eden Conveyancing was built on the belief that buying a home should be simple, clear and effortless, and that the technology and talent exist to make it so.

Fee commoditisation, rising cognitive load, and an exodus of experienced property lawyers from the sector are creating a pressure cooker. Firms racing to the bottom on price don't just hurt themselves; they degrade the experience for clients across the entire market.

“There are amazing property lawyers in this industry that work incredibly hard, and sometimes they feel like they're pushing water uphill because they don't have the time, the tools, or the structural support to deliver the service they want.”

Technology as an enabler, including AI

Right now, every piece of AI output at Eden is reviewed by a human. But Bruce expects that to evolve. Within the next twelve months, he predicts certain tasks being handled by AI agents, not because it's fashionable, but because the accuracy and confidence levels will justify it. The goal isn't to build a machine. It's to free up the humans inside it.

Making buying your first home enjoyable

If there's one group Bruce keeps coming back to throughout the conversation, it's first-time buyers.

Buying your first home is a big milestone. It's one of those moments that defines early adulthood, and right now, for too many people, it's defined by confusion, anxiety, and uncertainty. Bruce believes it should feel completely different.

“This is one of those becoming-an-adult moments when you buy your first home. And anything we can do to make that exciting and enjoyable can only be a good thing.”

First-time buyers are also, as Bruce points out, a generation that turns to technology first for research, for reviews, for reassurance. Meeting them where they are, educating them through the process, and making them feel in control of what's happening is the minimum they should expect.

The conversation turned to the government's recent consultation on digital conveyancing reform. Bruce made clear that Eden is not waiting for it but is actively preparing for it. His hope isn't for a specific outcome, but for an industry-wide commitment to common digital standards.
