Demand held steady through the summer. We supported over 230 home movers in August: a mix of first-time buyers, sellers, and people doing both at once.

Exchange is the moment a sale becomes legally binding, once searches, enquiries and contracts are all agreed. Completion follows, usually a short period later, when the money moves and the keys change hands.

What we learned

Nationwide’s August House Price Index shows annual growth of 1.6%, up from a revised 1.4% in July, with the average home at £275,465 and prices up 0.2% on the month.

The Lloyds House Price Index recorded the first annual fall since November 2023, down 0.4% on the year and 0.2% on the month, with the average at £298,468. Wales bucked the trend, up 0.6% to £230,282.

Zoopla’s August index puts the average price at £272,800, up 0.9% on the year, with sales agreed 6% down but buyer searches 7% up, their strongest for 12 months.

Rightmove’s August index shows asking prices on new listings down 2.0% to £364,999, the largest August fall in eight years.

The most recent RICS Residential Market Survey, published on 13 August, has buyer enquiries at -28% and agreed sales at -30%, both unchanged, with new instructions improving to -4%. The August survey lands on 10 September.

Borrowing costs remain the pressure point. Bank Rate stayed at 3.75% through August, held 6-3 on 30 July with three members voting for 4%, and the next decision is 17 September. Moneyfacts had the average two-year fix at 5.59% on 1 September, against 4.83% in late February.

Against that backdrop, August’s fastest exchange stands out. We exchanged contracts for a client in just 12 days from instruction, nine days faster than July’s best and significantly ahead of the 12–16 week industry average.
